The comparables tool is particularly useful for quick valuations. You can calculate the sold price/sqft based on comparable properties in a selected area. This will help you estimate the sale price (GDV) you may be able to achieve for your development. 

Here's how you can generate a custom comparables report as an excel file.

Step 1: Select the Comparables Layer.

Step 2: Click on the £/sqft calculator button.

  • The £/sqft calculator will open up in a sidebar from the left. 

Step 3: Set filters to seek our relevant comparables.
 

We have a comprehensive set of filters so that you can filter out all the irrelevant properties and extract the most relevant comparable sites.
 

Step 4: Select the sample area for calculation. There are two ways to do this:

  • A. Use the radius-circle tool

To move the circle drag the central point to where you want to move it to. To get rid of the circle entirely click on the "Draw an area on map" and then click back to the radius tool.

  • B. Draw the area on the map yourself, exclude irrelevant areas that skew the results.
  • This is particularly helpful when there are areas that are not comparable very close to each other. It also helps you create you precise reports that can be very handy in negotiations.

The calculator will show both the sold price per square feet as well as the market price per square feet. 

Step 5: To download your spreadsheet, hit the ‘Download’ button. You can then save and amend your CSV file accordingly depending on how you see fit.

Top Tip: Upload your spreadsheet back into LandInsight as an attachment. Especially, if your comparables report is related to a particular site. This will help you stay organised.
